Vague scope, no line items - "Full service package" or "marketing bundle" with no breakdown of what you are paying for is a red flag. You should get a clear list of deliverables in writing.
They won't show you their process - A good developer can walk you through exactly how the project works: discovery, design, build, review, launch. If they cannot explain it in plain English, they either do not have a process or do not respect your time.
Long timelines with no milestones - 12-week projects with no weekly check-ins or visible progress are designed to bill hours, not build websites. Real projects have real milestones you can see and touch.
No mention of who owns the site - You should own your domain, your hosting account, your code, and your content. If the developer holds any of these hostage, you are trapped.
Their own website is slow or ugly - This one is easy. Visit their site. Test it on your phone. If their own site is bad, yours will be too.
